Securing the delivery of affordable housing is one of the four strategic priorities identified in the Boston Borough Housing Strategy 2005-2009, and continues to be a priority for the Council.  Work continues in seeking to provide affordable housing through increasing the contribution the planning process makes to delivering affordable housing on eligible development sites and through the identification of suitable exceptions sites adjoining rural villages where there is evidence of a strong local housing need.  Reports drawn up by Community Lincs following village surveys identies local need in villages, and calls for land are carried out by Community Lincs for delivery of housing.

 

Boston Borough Council’s Housing and Planning services will assist and advise developers and Registered Social Landlords (Housing Associations) about affordable housing requirements and type of provision needed within the Borough to meet the needs of local households. The Council also work closely with the Homes and Communities Agency to support the allocation of funds for the delivery of good quality affordable homes.

At its meeting on the 13th November 2006 the Council adopted a new Affordable Housing Policy and resolved that it will apply this new policy to all relevant planning applications registered on or after 1st January 2007. The Policy seeks affordable housing provision on much smaller sites (15 or more homes in Boston and Kirton, and 5 or more homes elsewhere) and that 30% of the homes on eligible sites are affordable.

Properties for rent will be advertised through the Choice Based Lettings magazine when they are close to completion.  Any developers or RSL's who wish to discuss potential schemes for affordable housing can contact Fiona Todd, Housing Enabling Officer.

Affordable housing developments recently completed, currently in progress, or awaiting start on site include:

Boston Mayflower Ltd

The Featherworks Boston
- 4 shared ownership units and 4 rented units have been completed.  There are also properties available through Homebuy Direct, a low cost housing scheme.

Joy Paine Close, Boston - 10 rented and 2 shared ownership. Completed March 08.

Church Green Road, Fishtoft - 4 x 2 bedroom houses for rented and 2 for shared ownership. Completed March 08.

 

Craven Avenue, Kirton - 2 x 2 bedroomed bungalows, shared ownership and 5 x 2 bedroomed houses for rent, completed October 2009..

 

The Golf Yard, Fishtoft Road, Boston - 4 x 3 bed rented and 2 x 3 bedroomed shared ownership. Completed Summer 09.

Longhurst Housing Association Ltd

Willington Road, Kirton  Currently under development is the 41 property scheme.  This scheme will delivery 25 rental units, 8 shared ownership units and 8 low cost purchase properties.  The properties are due to be ready for occupancy from March 2011.

St Thomas Drive, Boston Further properties will be available on the third phase of development at St Thomas Drive.  These will include 6 x rental properties and 4 x shared ownership.  Development is due to commence Summer 2010. 

Gardners Walk, Wyberton West Road 2 x 2 bedroom houses and 2 x 2 bedroom bungalows for rent completed March 09.

Eastern Shires Housing Association (New Linx Housing Trust )

 


Horseshoe Lane, Kirton 4 x 2 bedroom houses and 3 x 2 bedroom bungalows for rent, 4 x 2 bedroom and 3 x 2 bed bungalows for shared ownership completed Spring 2009.

 

Waterloo Housing

 

Horseshoe Lane, Kirton 7 x 2 bedroomed rented, and 6 x 2 bedroomed shared ownership.

Quaker Lane/White Horse Lane,  Boston  In partnership with Chestnut Homes, apartments and town houses are being developed in central Boston for rental, shared ownership and low cost purchase properties.  The schemes have commenced, and are due for completion in 2011.
